Cockroach control for homes and businesses

Cockroaches are one of the most common household nuisances in the Kingdom, especially in flats, apartment buildings and restaurants. They come out at night, hide in cracks close to water and food, and multiply quickly when they find warmth and humidity. So seeing one cockroach in the kitchen can mean there are many more you don’t see.

With SaudiPestControl you describe the problem once — the type of property, how widespread the cockroaches are, when it started and your city — and your request reaches licensed pest control companies who contact you with offers, so you can compare calmly instead of calling one company after another.

How do you know you have a cockroach problem?

The signs are usually clearer than people expect. The main ones:

  • Seeing them at night

Cockroaches are active in the dark. If you see them when you switch on the kitchen light at night, there are probably more hiding.

  • Small dark specks

Marks like ground black pepper inside cupboards, behind appliances and in drawer corners.

  • An unusual smell

With larger infestations you may notice an unpleasant oily smell in closed spaces.

  • Egg cases

Small brown capsules in cracks and behind furniture mean breeding has started indoors.

Why cockroaches appear and where they hide

Cockroaches look for three things: water, food and a warm hiding place. That’s why you find them in kitchens and bathrooms, behind the fridge and oven, under the sink, in drains and inside warm appliances. In apartment buildings they can move between flats through drain pipes and service openings, so they come back even after you have cleaned thoroughly.

They can also come in with cardboard boxes, shopping bags and second-hand furniture. In summer they are more active in the heat, and coastal humid cities give them better breeding conditions. Cockroaches don’t necessarily mean a home is dirty, but cleanliness and sealed gaps make it harder for them to return.

Why you often need a specialist company

Household sprays may kill what you see, but they rarely reach the nests inside cracks and walls, and they can push cockroaches into other areas. A specialist company starts with an inspection that identifies the species and the source, chooses a suitable treatment method for the space, and comes back for a follow-up visit to check the result.

A licensed company also uses products approved for public-health use and knows how to apply them away from food, children and pets. That’s why we advise against using professional pesticides yourself — leave it to a licensed company that explains what it will use and how.

What a treatment usually includes

  • Inspection

The technician checks the kitchen, bathrooms, drains and hiding places, and assesses the extent and source of the infestation.

  • Treatment plan

They explain the right method for your home or business, the areas to be treated, and what you need to do before and after the visit.

  • Application

Activity and hiding places are treated with approved products, in ways that take food and children into account.

  • Follow-up visit

The company returns after a period set by the technician to check the result and treat what remains if needed.

How to prepare before the visit

  • Empty the cupboards the technician asks to treat, and put food and dishes somewhere closed or outside the kitchen.
  • Cover exposed food, baby items and pet food, or move them to another room.
  • Clean floors and surfaces of food residue and grease.
  • Ask the company whether the family needs to leave during treatment, and for how long.
  • Tell the technician about young children, elderly people, anyone with asthma or allergies, and pets.

Safety during and after treatment

Follow the company’s instructions closely on when to return and how to ventilate, because these differ by product and method. Don’t wipe treated areas before the time the technician gives, and don’t put food back in cupboards until you are told you can.

Keep children and pets away from treated areas until the technician says it’s fine, and ask for the instructions in writing if they aren’t clear. If anyone at home feels unwell after treatment, seek medical help and tell the doctor about the treatment that was carried out.

How to keep cockroaches from coming back

  • Don’t leave dirty dishes and food scraps in the kitchen overnight.
  • Keep dry food in airtight containers.
  • Fix leaks under sinks and dry wet surfaces before bed.
  • Seal cracks around pipes and behind cabinets, and fit suitable covers on drains.
  • Take rubbish out daily and get rid of empty cardboard boxes quickly.

What to ask the company

  • Does the company hold a valid pest control licence, and can I see it?
  • Which products will you use, and are they approved for use in homes?
  • How many visits does the plan include, and when is the follow-up?
  • What is your re-treatment policy if cockroaches return within a set period?
  • When can the family come back, and what precautions apply to children and pets?
  • Will you give me a written report or invoice of what was done?

What decides the price?

There’s no fixed price for cockroach control. An offer depends on:

  • The type and size of the property: flat, villa, building or restaurant.
  • How severe the infestation is: early stage or widespread.
  • The number of visits and follow-up visits.
  • The treatment method suited to the space.
  • A one-time treatment or a regular contract.

Cockroach control: FAQ

Is one visit enough?

For a light problem it may be, with a follow-up visit; widespread infestations usually need more than one. The technician decides after the inspection.

Do we need to leave the house?

It depends on the treatment method. Ask the company beforehand and stick to the time it gives for returning.

Why am I seeing cockroaches after treatment?

Some may come out of hiding in the first days after treatment. If they persist beyond the period the company gave you, contact it for the follow-up visit.

Do cockroaches spread disease?

They can carry germs and spread them to surfaces and food, which is why treatment shouldn’t be put off.

Can the kitchen be treated with food in it?

You are usually asked to remove or cover food and keep it closed away before treatment. Follow the technician’s instructions.

Do you cover restaurants?

Yes — see commercial pest control and contracts for what sets food businesses apart.
